The water for the entire community will be shut off beginning at 9am on Friday, September 26, 2025 due to a plumbing repair to the main valve for Building 2.

Water service is estimated to be restored by 1pm the same day. Thank you in advance for your patience and cooperation.

Removal of Personal Property from Common Area Grounds no later than Sept. 2, 2025

Dear Owners and Residents:

Despite prior communications, there are still personal items on common area grounds or attached to the buildings/railings that need to be removed. If owners/residents do not remove these items by September 3, the Association will remove and discard these items. This includes but is not limited to the following:

      • Bicycles, toys scooters, carts, shoes/racks, planters, storage bins, fountains, tools, decorations that are not protected by statute, tables, chairs, potted or hanging plants in common areas including entryways or staircases, etc. These items should be placed within your interior screened in patio/balcony or inside your unit. The only exception would be a door mat in front of your entry door, a door wreath provided it is displayed using an overdoor wreath hanger and a walker or other device used to assist residents with mobility issues provided the device does not block the front door for other unit owners.
      • Picnic tables, outdoor furniture, chairs that are not on exterior patio pavers that wereapproved prior to the resolution that was passed on August 2013. If you moved in after the August 2013 resolution was passed regarding exterior patios, picnic tables and other outdoor furniture must be removed from common area grounds. This August 2013 resolution is available on the website under the documents/amendments tab.
      • As a reminder all owner installed landscaping improvements including plants, rock, mulch, stepping stones or similar must be approved by the Association prior to installation. Please refer to the website to learn more about the landscaping approval process.
      • Any personal items in common areas.

The Board of Directors approved the revised rules and regulations for the property at a Board Meeting on March 18, 2025. These revised rules and regulations have been posted to the website. If you would like a hard copy of the rules and regulations, email your request to:

This notice has been emailed to all owners who have elected to receive electronic communications and hand delivered to each unit entry door. Therefore, no additional notices or warnings will be sent.

Additionally, first floor patio and second floor balcony enclosures should be neat and tidy. If you are using these areas for storage and it looks unsightly, please take steps now to cover these areas using approved coverings as noted in the revised rules and regulations as posted on the website.

Underground Electrical Work Begins Monday | April 7, 2025

NO PLANNED POWER OUTAGES ANTICIPATED

We have been advised by Mastec, a subcontractor of Florida Power and Light (FPL) that technicians will be on site beginning Monday, April 7th at 8:00 a.m. to begin installing new electrical lines to link transformer boxes in certain areas of the property.

  • No planned power outages are anticipated due to this work as the technicians will be laying new lines but not connecting them. The connection of these lines to the transformer boxes will be scheduled on a later date and residents will be notified when we receive notification from FPL.
  • Mastec will first bore under the ground surface and then install the lines. Mastec confirmed that no temporary closure of parking spaces is required to complete this work.
  • The work will take several days to complete and will occur near the following buildings: Building 1, Building 2, Building 3, Building 4, Building 5, Building 19, Building 28, Building 29, and Building 30.

Vehicle vandalism/attempted break-ins

We need the help of the community. Please report any suspicious activity on our grounds to Security by dialing the guard gate at (954) 776-2211. Today, Tuesday, November 12th during the early morning hours an unknown person(s) vandalized three vehicles parked in the northwest parking lot in what appears to be attempted vehicle break-in’s although no property was stolen.

On October 31st one vehicle was vandalized with what appeared to be key mark damage in the paint in the west center parking lot.

Please, if you see suspicious activity contact security and/or the police. Thank you for your assistance.

New Landscaping Company for Embarcadero

To the Embarcadero Community:

We are excited to announce that we have contracted with a new Landscape Company to provide landscape maintenance services. They have very high end clients including the l’Hermitage in Fort Lauderdale. After reviewing and interviewing other candidates, we were happy to find that Bushwhackers was the best fit for The Embarcadero.

On November 11th, Bushwhackers will start their service. We have negotiated with them, in order to be the least intrusive to our residents, that they will come on the same designated day which will be on Tuesday. In the winter, they will be coming every other week and in the summer they will be coming every week.

Tree Trimming Begins June 3rd

Beginning the week of June 3rd , GRC Landscaping will be on property for the purpose of trimming certain hardwoods and palms in preparation for Hurricane Season. They will begin working building cluster 1 – 5, then moving on to building cluster 6 – 11 and will proceed to work their way to the east edge of the property line. We expect them to be on site for at least a week. We appreciate your patience and observance of any parking restrictions required to complete our tree trimming. Thank you.
